Poor Solutions to Money Problems, Learning at an early age that we all have money problems, no matter how rich or how poor we are, was a very important lesson for me. Many people believe that if they had a lot of money, their money problems would be over. LIttle do they know that having lots of money just causes even more money problems.
One of my favorite commercials is for a financial services company and starts with the rapper MC Hammer dancing with beautiful women, a Bentley and a Ferrari and a grossly oversized mansion behind him. In the background, high-end specialty goods are being moved into the mansion. MC Hammer's one-hit wonder, "U Can't Touch This", is playing as all this is happening. Then the screen goes black and displays the words "15 minutes later." The next scene is MC Hammer sitting on a curb in front of the same ridiculous mansion, his head in his hands, next to a sign that reads "FORECLOSED." The announcer says, "Life comes at you fast. We're here to help".
The world is full of MC Hammers. We all have heard of lottery winners who win millions and then are deeply in debt a few years later. Or the young professional athlete who lives in a mansion while he is playing and then lives under a bridge once his playing days are over. Or the young rock star who is a multimillionaire in his twenties and looking for a job in his thirties. (Or the rapper who is peddling financial services that he was probably already using when he lost his money.)
Money alone does not solve your money problems. That is why giving poor people money does not solve their money problems. In many cases, it only prolongs the problem and creates more poor people. Take for instance the idea of welfare. From the time of the Great Depression until 1996, the government guaranteed money to the nation's poor regardless of personal circumstance. All you had to do was qualify for the poverty requirements to receive a government check - perpetually. If you showed initiative, got a job, and earned more than the poverty requirement, the government cut off your benefits. Of course, the poor then had other costs associated with working that they didn't have before, such as uniforms, child care, transportation, etc. In many cases they ended up with less money than before they had a job, and less time. The system benefited those who were lazy and punished those who showed initiative. The system created more poor people.
Hard work doesn't solve money problems. The world is filled with hardworking people who have no money to show for it, hardworking people who earn money, yet grow deeper in debt, needing to work even harder for even more money.
Education does not solve money problems. The world is filled with highly educated poor people. They're called socialists.
A job does not solve money problems. For many people, the letters J.O.B stand for just over broke. There are millions who earn just enough to survive but cannot afford to live. Many people with jobs cannot afford their own home, adequate health care, education, or even set aside enough money for retirement.

Pinoy Self-help Investing No.9, Saan ko naman kinukuha yung perang ginagamit ko para sa paghuhulog ng mga investments? Well, syempre ang pinaka-main source ko ay yung current job ko. Nung time na nakita kong medyo kaya na ng sweldo ko maglaan ng halaga para sa mga investments, dun ako nag-umpisang kumuha ng mga properties. Pero hindi ibig sabihin na dahil may trabaho ako eh dun lang ako umaasa para sa paghuhulog ng mga investments ko.
Marami na rin akong mga sinubukan na extra-income generating side business. Andyan na yung kumuha ako ng small unit of studio apartment sa Taguig, katabi lang ng unit na nirerentahan ko. Kinausap ko yung landlord kung pwede ko ba i-lease sa kanya yung unit at lalagyan ko ng mga gamit like double deck bed, table and chairs, refrigerator at television. Nung na-furnish ko yung unit, gumastos din ako ng around Php 22,000 lahat na ng gamit na nabili ko. Nag-advertise agad ako sa internet at in less than an hour eh marami na kaagad nag-email sa akin para magpa-schedule ng visit dun sa unit. Good location kasi yung nakuha ko kasi center sya and accessible between makati and fort bonifacio. Maraming nagkagusto kunin yung unit at within a week lang din may tenant na akong nakuha. Sa ngayon, nabawi ko na yung capital na ginamit ko and yung tenant ay mahigit 1 year na dun sa unit. Sa ganong paraan, nag-ggenerate na ako ng extra-income.
Hindi lang dun natatapos yung mga ventures ko, naisip ko din na ang passion ko talaga ay more on coordination. Sa trabaho ko kasi madalas ako yung nagiging project coordinator or team lead between Client at programmers. Natutunan ko kung paano makitungo sa mga Clients at kung paano kunin yung loob nila sa mga meetings or social gathering. At ang isa pa, mahilig ako makipagkilala sa mga businessmen or entrepreneur. Kasi sila ang nagiging inspirasyon ko sa investment ventures ko. Hindi ako nahihiyang magtanong sa kanila kung may mga questions ako about investing strategies. March 1, 2009 may nakasabay sa bus nung papunta ako sa Japan dormitory for my 6 months project assignment. Nakipagkwentuhan ako at nalaman ko na nag-iimport pala sila ng mga trucks, vans and other vehicles from Japan to Philippines. Nagpakilala ako na IT professional ako at nagkataon na naghahanap din sila ng website developer para sa business nila. Dahil IT ang line of profession ko, nagpresenta ako na maghanap ng freelance web developer para gumawa ng website nila. So, nagresearch ako sa internet ng mga freelance developer. Awa naman ng diyos, may nakilala akong gumagawa talaga ng website at nakita ko yung portfolio nila. Sa ngayon complete na yung website development at nag-undergo na ng function testing. Kapag natapos na lahat at running na yung website ay saka ko naman matatanggap yung referral fee ko.
Kung iisipin natin, maraming paraan para gumawa ng extra-income. Nasa initiative lang natin at courage na rin na i-implement kung ano yung idea na naiisip natin. May nabasa nga akong book na yung kwento nya ay tungkol sa pagkakaiba ng mga daga at ordinaryong tao. Hinahanap nila yung happiness or comfort zone nila sa isang maze. Yung mga daga flexible sa paghahanap ng cheeze sa loob ng maze at alam nila na anytime pwedeng maubos yung mga nakikita nilang cheeze sa bawat station ng maze. Yung ordinaryong tao naman, once nakita na nila yung cheeze sa isang station ng maze, dun na sila nag-stay at di na nila iniisip na posibleng maubos yun. Kumbaga dun na sila nag-stay sa kung saan komportable na yung buhay nila. Tapos nung time na nawala na yung cheeze pagbalik nila dun sa station, ang ginawa nung mga daga eh nag-ikot ulit sa ibang sulok ng maze, at yung mga ordinaryong tao naman ay desperate sa pag-investigate kung paanong nangyaring nawala yung mga cheeze. Di nila matanggap na ubos na at naghihintay sila na bumalik yung dating dami ng cheeze na nakita nila dun sa station na yun. Hindi makapag-move on sa mga possible changes na hindi inaasahan. Dahil dun, imbes na gumawa ng paraan na maghanap ng panibagong source ng cheeze sa ibang sulok ng maze, mas nagfocus sila sa pag-analyze kung saan napunta yung mga cheeze. Sa madaling salita, madalas ginagawang kumplikado ng tao yung mga bagay na simple lang ang solusyon. Katulad ng ginawa ng mga daga, nung nakita nilang wala na yung mga cheeze dahil nga ubos na eh naghanap na agad sila sa ibang sulok ng maze kung saan meron na naman source ng cheeze. Ang importanteng lesson na naitatak sa isip ko nung nabasa ko yung librong yun ay yung maging flexible at matutong umayon sa mga pagbabago. At ang isa pang importanteng pakahulugan para sa akin, dapat wag tayo masyadong magrely na kung ano meron tayo ngayon ay hindi magbabago at isang araw mag-iiba ang sitwasyon. Kung ano yung nakikita nating feedback ng sitwasyon, mapaliit man o malaki yan dapat tignan natin kung ano yung gusto iparating para mapaghandaan kung anuman yung posibleng mangyari. What Is Financial Intelligence?, When I was five years old, I was rushed to the hospital for emergency surgery. As I understand it, I had a serious infection in my ears, a complication from chicken pox. Althouth it was a frighening experience, I have a cherished memory of my dad, my younger brother, and my two sisters standing on the lawn outside the hospital window waving to me as I lay in bed recovering. My mom was not there. She was at home, bedridden, struggling with a weak heart.
Within a year, my younger brother was taken to the hospital after falling from a ledge in the garage and landing on his head. My younger sister was next. She needed an operation on her knee. And the youngest, my sister Beth, a newborn baby, had a servere skin disorder that continually baffled the doctors.
It was a tough year for my dad, and he was the only one out of six not to succumb to a medical challenge. The good news is that we all recovered and lived healthy lives. The bad news was the medical bills that kept coming. My father may not have become ill that year, but he did contract a crippling malady - overwhelming medical debt.
At the time, my dad was a graduate student at the University of Hawaii. He was brilliant in school, receiving his bachelor's degree in just two years, and had dreams of one day becoming a college professor. Now with a family of six, a mortgage, and high medical bills to pay, he let go of his dream and took a job as an assistant superintendent of schools in the little town of Hilo, on the Big Island of Hawaii. Just so he could afford to move our family from one island to another he had to get a loan from his own father. It was a tough time for him and for our family.
Although he did achieve tremendous professional success and was finally awarded his doctorate degree, I suspect not realizing his dream of becoming a college professor haunteed my father until his dying days. He often said, "When you kids are out of the house, I'm going back to school and doing what I love - teaching."
Instead of teach, however, he eventually became the superintendent of education for the state of Hawaii, an administrative post, and then ran for lieutenant governor and lost. At the age of fifty, he was suddenly unemployed. Soon after the election, my mom suddenly died at the age of forty-eight due to her weak heart. My father never recovered from that loss.
Once again, money problems piled up. Without a job, he decided to withdraw his retirement savings, and invested in a national ice-cream franchise. He lost all his money.
As he grew older my father felt he was left behind by his peers; his life's career was over. Without his job as the head of education, his identity was gone. He grew angrier at his rich classmates who had gone into business, rather than education as he did. Lashing out, he often said, "I dedicated my life to educating the children of Hawaii, and what do I get? Nothing. My fat-cat classmates get richer, and what do I get? Nothing."
I will never know why he did not go back to the university to teach. I believe it was because he was trying very hard to become rich quickly and to make up for lost time. He wound up chasing flakey deals and hanging out with fast-talking conmen. none of his get-rich-quick ventures succeeded.
If not for a few odds jobs and Social Security, he might have had to move in with one of the kids. A few months before he died of cancer at the age of seventy-two, my father pulled me close to his bedside and apologized for not having much to leave his children. Holding his hand, I put my head on his hand and we cried together.

Pinoy Self-help Investing No.8, Sa unang taon na hinuhulugan ko yung mga investments na kinuha ko, smooth naman ang pagbabayad ko ng monthly downpayment para dun sa dalawang lote ko sa Bulacan at monthly amortization naman sa Condo unit na nakuha ko sa McKinley Hills, Fort Bonifacio.
Pero may mga panahon na di mo inaasahan biglang magkakaroon ng emergency na di mo maiiwasan. Nung January 2008, habang nagttrabaho ako dito sa Japan ay biglang may napakalungkot na balitang gumising sa akin. Tumawag ang pamangkin ko galing sa pinas na binawian ng buhay ang panganay kong kapatid na babae. Nung narinig ko ang balitang yun hindi ako makapaniwala sa narinig ko, hanggang sa naramdaman ko na totoo na yung balita at agaran akong nagpaalam sa company ko sa Japan para makauwi ng Pilipinas at asikasuhin ang nakatatanda kong kapatid na binawian ng buhay. Nung buwan na yun ay sya rin mismong buwan na kelangan ko magbayad ng lumpsum para sa nakuha kong Condo unit. Kelangan ko mag-issue ng Php 106,000. Nung time na yun, imbes na masiraan ako ng loob, nag-isip agad ako ng paraan kung paano ko ma-cope up yung gastusin sa biglaang pangyayari na yun. Nag-salary loan ako sa company ko sa Manila at yun ang ginamit ko para sa lahat ng gastusin ng kapatid ko. Ang akala ko noon ay di ko na kayang bayaran ang mga hinuhulugan kong investments pero tuloy pa rin, hindi ako nagpatalo sa sitwasyon na yun. Bumalik agad ako sa Japan para ituloy ang project assignment ko at umusad sa gulong ng buhay. Nagsikap ako at nag-ipon para mabayaran ang ni-loan ko sa company at sa awa ng diyos nabayaran ko din naman at bumalik sa normal ang financial status ko na nababayaran ko ng maluwag ang mga investments ko.
Pagkatapos noon, February 2009 nakauwi na ako sa Pilipinas dahil katatapos lang ng project assignment ko sa Japan. May isa na namang emergency ang bumigla sa akin dahil may accute ulcer na pala ang aking ina at biglaang itinakbo sa hospital. Medyo delicate yung naging sakit nya dahil nag-bbleed yung loob ng tiyan nya kaya kinailangan na i-confine sya ng tatlong araw. Nung time na yun, katatapos ko lang din magbayad ng lumpsum na Php 106,000 dahil every January of the year ako nagbabayad para sa kinuha kong condo unit. Medyo kapos na naman ako nung time na yun kaya wala akong ibang naging takbuhan kundi ang mag-salary loan sa company at sumuporta din sa akin ang panganay kong kapatid na lalaki. Sa awa ng diyos ay nairaos din ang problemang iyon at nagamot naman at ligtas ang aking ina. Pagkaraan ng isang buwan, bumalik din agad ako sa Japan para sa panibago na namang project assignment. Nagpapasalamat ako dahil nakikisama ang panahon at yun ang pagkakataon para makabawi at mabayaran ko ang nahiram kong pera sa kumpanya. Sa ngayon, unti-unti nababawasan at mababayaran ko na yung perang nahiram ko at kahit paano nakakaahon na ulit. Pagkatapos ng mga pangyayaring iyon, dalawa ang lessons na natutunan ko.. Una, kailangan talaga naglalaan tayo palagi ng emergency fund na hindi natin ginagalaw para sa mga times na di natin inaasahan ay mayroon tayong mapagkukunan. Pangalawa, hindi tayo dapat umasa sa perang kinikita natin sa sweldo. Dapat nag-iisip pa rin tayo gumawa ng paraan na kumita sa ibang alam nating legal na paraan. Isang malaking challenge sa akin ang karanasan na yun at lalong tumatag ang tiwala ko na sa bawat problema ay may katapat na solusyon basta nagsisikap lang tayo palagi at nagdarasal.
Awa ng diyos, bumalik naman sa normal ang paghuhulog ko ngayon sa mga investments. Pangatlong taon ko nang nagbabayad ng amortization para sa Condo unit na kinuha ko at mai-turn over na sa akin yung unit at title sa February 2011. Makukumpleto ko na rin ang downpayment amount para sa dalawang lote na nakuha ko sa bulacan sa susunod na taon. Kung ihahalintulad natin ang mundo ng investment, para tayong nagpapaaral ng isang kolehiyo na tuluy-tuloy ang hulog mo ng sustento para sa pamasahe at kung iisipin mo naman ang lumpsum ang tuition fee. Nasusubok ang pagiging responsable mo sa pagbabayad at natuto ka din disiplinahin ang sarili mo na sa pagtanggap ng sweldo, may nakalaan ng halaga na itatabi para sa mga investments. Para sa akin, hindi mahalaga kung ano yung mga hirap at pagsubok na naranasan ko kundi kung ano ang mga natutunan ko sa mga karanasan na yun na syang nagbigay ng karagdagang kaalaman sa akin para sa mga susunod pang pagsubok na darating at di inaasahan. Visualize your dreams, Use "visualization" to keep you inspired and always doing what's necessary for you to achieve your goals. It is a powerful technique that will help you succeed. Many outstanding athletes use visualization to improve their performance and make them big winners. They practice their moves in their mind and imagine themselves winning. If it works for them, it should also work for you.
When you visualize, you create a "mental" picture of what you want to happen. In other words, you imagine your dreams coming true. Halimbawa, kung bahay ang iyong pangarap, isipin mo na nasa labas ka ng bago mong bahay, nagrerelax at minamasdan ang ganda nito habang umiinom ng malamig na beer. Find time everyday to visualize your goals; pagkagising sa umaga, bago matulog, habang naliligo, habang nakapila sa terminal ng bus o habang kumakain. (Pero kung may kasama ka, kausapin mo naman para di nya masabi na masungit ka o nawawala ka sa sarili lalo na kung panay ang tingala mo.)
If you have a poor imagination, look for a picture that closely represents your goal and cut it out; it could be a picture of a house, a car, the beach, Disneyland or bundles of cash. Put the picture in a place where you can see it everyday; sa pintuan ng ref, sa salamin ng dresser, sa cubicle or desk mo sa office, sa gilid ng computer screen o sa pintuan ng CR para makita mo during your "very private moments."
Include feelings, sounds and smell in your visualization to make it more effective. Imagine how happy you'll feel when your dream becomes a reality. Isipin mo ang preskong bango ng loob ng bago mong kotse o ang masasayang halakhak ng mga anak mo habang naghahabulan sa bakuran ng bago mong tahanan. The mind is a powerful tool. Half the battle is won in the mind; use it to succeed.

Pinoy Self-help Investing No.7, Bago ko pinasok ang investing sa real-estate at kumuha ng condominium unit sa Megaworld at dalawang residential lot sa Asianland, inassess ko muna yung monthly income ko. Inalam ko kung yung pera ba na ilalagay ko sa investment eh hindi magbibigay ng financial trouble sa akin in a way na baka kulangin yung budget ko sa pang-araw araw na gastos. Nag-compute ako ng monthly income ko less yung possible na ihuhulog ko as amortization sa mga investments. Lumalabas na almost 60% ng income ko eh enough para ilagay sa investment at yung 40% naman eh para sa panggastos ko at suporta sa family ko.
Nung time kasi na kumuha ako ng investment eh tapos ko na pina-aral yung pamangkin kong lalaki. Kaya nung dumating yung opportunity na iyon eh di na ako nagdalawang isip na pasukin ang investment kasi gusto ko rin naman bigyan ng pagkakataon ang sarili ko na makapag-ipon. Tapos na ang responsibility ko sa pagpapa-aral ng pamangkin ko kaya dapat isipin ko rin naman ang future ko. Tulad ng marami sa atin, lumaki ako sa pamilya na hindi pinalad pagdating sa financial aspect ng buhay. Kaya nagsumikap ako na makahanap ng trabaho at kumita ng ipangsusuporta ko sa pamilya ko at sa mga pangangailangan ko. Malamang marami ang nakakarelate sa naging experience ko at kasalukuyan eh nag-iisip na rin kung paano ba nila gagamitin yung perang kinikita nila na hindi darating ang panahon na mauubos rin lang.
Mahalaga talaga na dapat tignan mo kung meron kang steady income kasi yun ang basis para makapag-umpisa ka ng investment. Kapag sinabi mong investment, hindi ito yung one time mo lang huhulugan kundi may certain period of time na kelangan mo punan yung investment mo. Especially sa real-estate, depende sa value ng property o lupa na tingin mo kaya mo hulugan buwan-buwan at kaya mong tapusin bayaran. Ikaw din mismo ang makakapagsabi kung kaya mo o hindi base sa monthly income mo. May mga real-estate investment tulad ng lupa na magd-down ka lang ng Php 10,000 for reservation at maghuhulog ka ng 2,350 buwan buwan hanggang sa makumpleto mo yung pagbabayad ng downpayment. Pagkatapos, i-apply mo sa in-house financing o pwede rin sa bank financing or loan yung natitira mong balance para mapasayo na ang titulo nung lupa na kinuha mo. Maraming mga bangko ang nagbibigay ng financial support para sa ating mga small investors na walang sapat na kakayahan para bayaran ng buo yung price ng property na kinuha natin. Ikaw din ang pipili kung ilang taon ang gusto mo na method ng pagbabayad dun sa loan na kinuha mo. Dahil sa computers ang skills at line ko at sa Japan ako nagttrabaho eh tumingin ako ng mga second hand laptops na mabibili ko ng mura at pinapadala ko sa contact ko sa pinas na sya namang nagbebenta at dinadagdagan ng konting halaga para kumita. I followed your suggestion of putting myself in God's hands and practiced your outlined techniques of faith. I trained myself to think positively about everything. Along with that I try to live right." He smiled and said, "God and I struck up a partnership. When I adopted that policy, things began to change almost at once for me. I got into the habit of expecting the best, not the worst, and that is the way my affairs have turned out lately. Hindi tayo dapat mag-stick sa lumang kasabihan na mag-enjoy muna habang bata pa. Ang pinaka-wise na mindset ay magsipag at magtiyaga habang bata pa at malakas pa dahil kapag tumanda ka eh dun mo aanihin yung mga pinaghirapan mo. I believe marami sa mga parents natin o mga mas nakatatandang relatives ay iisa ang mga sinasabi, "Kung maibabalik ko lang ang panahon, hindi sana ako naghirap ngayon". Average ng tao sa lipunan kung mapapansin natin eh halos pare-pareho ng pinagkakaabalahan sa buhay. Magttrabaho mula monday hanggang friday tapos gigimik pagdating ng saturday and sunday.
Mahalaga na dapat maging aware tayo sa pag-spend ng pera natin. Halos lahat ng mga books na nabasa ko about saving and investing ay iisa ang pinapayo. Gawin dapat nating rule na wag hayaang mas malaki ang halagang inilalabas o ginagastos natin kesa perang kinikita o sweldong natatanggap natin. Madalas sinasabi ng karamihan sa atin eh "Di bale nang maubos ang kinita ko, ang importante masaya naman at nag-enjoy ako", ito yung nag-uudyok sa atin para maging careless at na-overlooked na natin na may future pa na naghihintay sa atin at nakaabang na malaking responsibility. Hindi natin naiisip na habang ginagamit natin ang credit card eh para na rin natin ginagamit yung perang hindi pa man natin natatanggap eh ubos na. Kaya kadalasan, tinatamad na tayong pumasok sa trabaho kasi alam na natin na pagdating ng sweldo eh ipambabayad lang din naman at wala nang matitira.
Nakakalungkot na halos karamihan ganito ang nagiging life style natin. Kahit alam na natin o nakikita na natin base sa karanasan ng mga magulang natin eh yun pa rin ang sinusundan natin. May impluwensya na rin siguro dito yung environment kung saan ang nakikita natin eh ganitong istilo o trend ng pamumuhay. Isang magandang solusyon dito ay huwag natin i-pattern yung sarili natin sa kung ano yung kadalasan nakikita natin. Dapat maging matalino rin tayo sa pag-observe ng kung ano yung applicable at hindi dapat gayahin. Bumili tayo ng mga libro na nagtuturo about saving and investing kasi lahat ng mga mababasa natin dito eh ayon sa mga experiences ng authors at kadalasan proven na rin yung results. Kung anuman yung mga napulot nating aral o tips eh subukan din nating i-apply sa actual na pamumuhay para mas makita natin kung epektibo ba o hindi. Huwag tayo matakot sa mga possible risks o failures dahil part talaga yun. Ang bata, bago yan makapaglakad ng tuwid eh talagang nadadapa. Kelangan bago pa man dumating ang risk, napag-isipan na rin natin kung pano natin ma-mitigate iyon ng hindi din ganon kabigat ang impact kung sakaling ma-encounter man natin.
Palagi natin tandaan, isang malaking paraan para hindi tayo mabaon sa utang ay wag tayo gagastos ng mas malaking halaga sa kinikita natin. Kung manghihiram man tayo o mangungutang sa bangko, siguraduhin natin na may ilalaan tayo para sa negosyo ng sa gayon yung kikitain natin sa negosyo ang magiging kapalit pambayad sa interest ng perang hiniram natin. Isa pang dapat tandaan natin palagi ang concept ng "Good Debt" at "Bad Debt". Kapag sinabi mong "Good Debt", ito yung mangungutang ka ng pera sa bangko o sa kaibigan mo tapos gagamitin mo pang-negosyo. Ngayon, yung perang kinita ng negosyo mo ang ipambabayad mo sa halagang nautang. Nakapagbayad ka na, may kinita ka pa ng wala ka namang nailabas na pera. Ito yung technique kung saan nagpapasok ka ng pera sa wallet mo ng hindi galing sayo ang kapital o puhunan. Simpleng idea ito kung paano tayo makakapag-generate ng income sa perang hiniram o inutang natin. "Bad Debt" naman ang tawag sa perang hinihiram o inuutang mo pero pinambibili mo lang ng mga luho o pinang-gigimik mo lang. Parang nag-igib ka tapos natapon lang ang tubig na laman ng balde mo kaya ngayon kelangan mo yun palitan at paghirapan na punuin ulit. Ang isang halimbawa nito ay ang credit card, kapag ginamit natin pambili ng kung anu-anong mga kagamitan na hindi naman nagbabalik ng value o pera sa atin eh maituturing natin itong "Bad Debt", kasi binabaon lang tayo sa utang. A television celebrity had as a guest on his program an aged man. And he was a very rare old man indeed. His remarks were entirely unpremeditated and of course absolutely unrehearsed.
They simply bubbled up out of a personality that was radiant and happy. And whenever he said anything, it was so naive, so apt, that the audience roared with laughter. They loved him. The celebrity was impressed, and enjoyed it with the others.
Finally he asked the old man why he was so happy. "You must have a wonderful secret of happiness," he suggested.
"No," replied the old man, "I haven't any great secret. It's just as plain as the nose on your face. When I get up in the morning," he explained, "I have two choices - either to be happy or to be unhappy, and what do you think I do? I just choose to be happy, and that's all there is to it."
That may seem an oversimplification, and it may appear that the old man was superficial, but I recall that Abraham Lincoln, whom nobody could accuse of being superficial, said that people were just about as happy as they made up their minds to be. You can be unhappy if you want to be. It is the easiest thing in the world to accomplish. Just choose unhappiness. Go around telling yourself that things aren't going well, that nothing is satisfactory, and you can be quite sure of being unhappy. But say to yourself, "Things are going nicely. Life is good. I choose happiness," and you can be quite certain of having your choice.

A Peaceful Mind Generates Power, At breakfast in a hotel dining room three of us fell to discussing how well we had slept the night before, a truly momentous topic. One man complained of a sleepless night. He had tossed and turned and was about as exchausted as when he retired. "Guess I'd better stop listening to the news before going to bed,"he observed. "I tuned in last night and sure got an ear full of trouble"
That is quite a phrase, "an ear full of trouble." Little wonder he had a disturbed night. "Maybe the coffee I drank before retiring had something to do with it, " he mused.
The other man spoke up, "As for me, I had a grand night, I got my news from the evening paper and from an early broadcast and had a chance to digest it before I went to sleep. Of course," he had a chance to digest it before I went to sleep. Of course, " he continued, "I used my go-to-sleep plan which never fails to work."
I prodded him for his plan, which he explained as follows: "When I was a boy, my father, a farmer, had the habit of gathering the family in the parlor at bedtime and he read to us out of the Bible. I can hear him yet. In fact, every time I hear those Bible verses I always seem to hear them in the tone of my father's voice. After prayers I would go up to my room and sleep like a top. But when I left home I got away from the Bible reading and prayer habit.
"I must admit that for years practically the only time I ever prayed was when I got into a jam. But some months ago my wife and I, having a number of difficult problems, decided we would try it again. We found it a very helpful practice, so now every night before going to bed she and I together read the Bible and have a little session of prayer. I don't know what there is about it, but I have been sleeping better and things have improved all down the line. In fact, I find it so helpful that even out on the road, as I am now, I still read the Bible and pray. Last night I got into bed and read the 23rd Psalm. I read it out loud and it did me a lot of good."
He turned to the other man and said, "I didn't go to bed with an ear full of trouble. I went to sleep with a mind full of peace."
Well, there are two cryptic phrases for you - "an ear full of trouble" and "a mind full of peace." Which do you choose?
The essence of the secret lies in a change of mental attitude. One must learn to live on a different thought basis, and even though thought change requires effort, it is much easier than to continue living as you are. The life of strain is difficult. The life of inner peace, being harmonious and without stress, is the easiest type of existence. The chief struggle then in gaining mental peace is the effort of revamping your thinking to the relaxed attitude of acceptance of God's gift of peace.
As an illlustration of taking a relaxed attitude and therefore receiving peace, I always think of an experience in a certain city where I lectured one evening. Prior to going on the platform I was sitting backstage going over my speech when a man approached and wanted to discuss a personal problem.
I informed him that at the moment it was impossible to talk as I was just about to noticed him in the wings nervously pacing up and down, but afterward he was nowhere about. However, he had given me his card, which indicated that he was a man of considerable influence in that city.
Back at my hotel, although it was late, I was still troubled by this man so I telephoned him. He was surprised at my call and explained that he did not wait because obviously I was busy. "I just wanted you to pray with me," he said. " I thought if you would pray with me, perhaps I could get some peace."
"There is nothing to prevent us from praying together on the telephone right now," I said.
Somewhat in surprise, he replied, " I have never heard of praying on the telephone. "
"Why not?" I asked. "A telephone is simply a gadget of communication. You are some blocks from me, but by means of the telephone we are together. Besides, " I continued, " the Lord is with each of us. He is at the both ends of this line and between. He is with you and He is with me."
"All right," he conceded. " I'd like to have you pray for me." So I closed my eyes and prayed for the man over the telepone, and I prayed just as though we were in the same room. He could hear and the Lord could hear. When I finished I suggested, "Won't you pray?" There was no response. Then at the other end of the line I heard sobbing and finally, " I can't talk, " he said.
" Go on and cry for a minuete or two and then pray," I suggested.
"Simply tell the Lord everything that is bothering you. I assume this is a private line, but if not, and if anybody is listening, it won't matter. As far as anyone is concerned, we are just a couple of voices. Nobody would know it is you and I."

Believe in Yourself, Have faith in your abilities! Without a humble but reasonable confidence in your own powers you cannot be successful or happy. But with sound self-confidence you can succeed. A sense of inferiority and inadequacy interferes with the attainment of your hopes, but self-confidence leads to self-realization and successful achievement.
It is appalling to realize the number of pathetic people who are hampered and made miserable by the malady popularly called the inferiority complex. But you need not to suffer from this trouble. When proper steps are taken, it can be overcome. You can develop creative faith in yourself - faith that is justified.
After speaking to a convention of businessmen in a city auditorium, I was on the stage greeting people when a man approached me and with a peculiar intensity of manner asked, "May I talk with you about a matter of desperate importance to me?"
I asked him to remain until the others had gone, then we went backstage and sat down.
"I'm in this town to handle the most important business deal of my life," he explained. "If I succeed, it means everything to me. If I fail, I'm done for."
I suggested that he relax a little, that nothing was quite that final. If he succeeded, that was fine. If he didn't, well, tomorrow was another day.
"I have a terrible disbelief in myself," he said dejectedly. "I have no confidence. I just don't believe I can put it over. I am very discouraged and depressed. In fact, " he lamented, "I'm just about sunk. Here I am, forty years old. Why is that all my life I have been tormented by inferiority feelings, by lack of confidence, by self-doubt? I listened to your speech tonight in which you talked about the power of positive thinking, and I want to ask how I can get some faith in myself."
"There are two steps to take," I replied, "First, it is important to discover why you have these feelings of no power. That requires analysis and will take time. We must approach the maladies of our emotional life as a physician probes to find something wrong physically. This cannot be done immediately, certainly not in our brief interview tonight, and it may require treatment to reach a permanent solution. But to pull you through this immediate problem I shall give you a formula which will work if you use it.
"As you walk down the street tonight I suggest that you repeat certain words which I shall give you. Say them over several times after you get into bed. When you awaken tomorrow, repeat them three times before arising. On the way to your important appointment say them three additional times. Do this with an attitude of faith and you will receive sufficient strength and ability to deal with this problem. Later, if you wish, we can go into an analysis of your basic problem, but whatever we come up with following that study, the formula which I am now going to give you can be a large factor in the eventual cure."
Following is the affirmation which I gave him - "I can do all things through Christ which strengtheneth me." (Philippians 4:13) He was unfamiliar with these words so I wrote them on a card and had him read them over three times aloud.
"Now, follow that prescriptions, and I am sure things will come out all night."
He pulled himself up, stood quietly for a moment, then said with considerable feeling, "O.K., Doctor. O.K."
I watched him square his shoulders and walk out into the night. He seemed a pathetic figure, and yet the way he carried himself as he disappeared showed that faith was already at work in his mind.
Subsequently he reported that this simple formula "did wonders" for him and added, "It seems incredible that a few words from the Bible could do so much for a person."

Pinoy Self-help Investing No.5, Isa na rin sa dahilan kung bakit kinuha ko itong 96sqm residential property sa Grand Royale, Malolos Bulacan ay para sa mother at mga pamangkin ko. Sa ngayon kasi nag-rrent lang kami sa isang apartment sa may Taguig, malapit sa Office ko. Nagbabayad kami ng Php 5,500 monthly para sa renta. Good thing, naging kaibigan ko yung mismong landlord ng apartment. Dapat Php 6,000 talaga yung monthly rent fee pero nagawa kong hingian ng Php 500 discount. Malaking bagay din talaga yung marunong kang makisama, lalo na kung alam mong may mahalagang ugnayan sayo yung tao. Nakilala ko itong si Kuya Rey, may-ari ng apartment na inuupahan namin sa isang kaibigan ko na dati ko rin ka-schoolmate nung College pa ako.
May 3 units itong apartment nila Kuya Rey, yung unang room na maliit ay Php 3,500 ang monthly rental fee. Nung first year dun muna kami kasi medyo mura, pero di nagtagal eh lumipat kami dun sa next room na mas maluwag kasi maliit yung room na yun lalo na kapag dumarating yung ibang relatives namin para bumisita. Nung lumipat kami, naisip ko na wag i-give up itong maliit na room kasi nung time na yun medyo nag-aaral pa lang din ako ng about real-estate investment at apartments rental procedures. Ang ginawa ko, tinuloy ko pa din ang pagbabayad ng renta dun sa maliit na room ng Php 3,500 pero hinanapan ko ng tenant o mangungupahan. As experiment, bumili ako ng 1 double deck, 16 inches Colored TV, 5 cubic refrigerator, table at 2 chairs then nilagay ko dun sa maliit na room. Sinubukan ko kung may magkakaron ng interesadong tenant dun sa maliit na room provided na may mga gamit akong nilagay. Ang ginawa ko, nagpost ako ng advertisement sa BuySell.ph free ads posting at pinost ko yung features ng unit for only Php 6,000 per month. Noon mismong araw na yun, maraming akong natanggap na mga text, tawag at emails ng mga potential tenants. Tinatanong nila yung location, kung accessible daw ba sa makati, ayala area. Ang maganda dun, sobrang accessible ng location kasi may way papuntang Fort Bonifacio, Market market, Makati or Ayala Area, at accessible din papuntang NAIA airport o kahit papuntang South Luzon. So, nung time na yun andito ako sa Japan at yung pamangkin ko lang ang nasa apartment kaya tinawagan ko yung pamangkin ko para i-meet yung mga potential tenants at para ipakita yung unit. Sa case ko, dahil bumili ako ng mga gamit dun sa unit na halagang Php 22,000 dapat humanap ako ng tenant na makakapg-start na magbigay ng rent dun sa unit. Kung ang binabayaran ko sa landlord ay Php 3,500 at pinapa-upahan ko sya ng Php 6,000 lumalabas na may Php 2,500 na agad ako per month. Yun ang tinatawag na Lease, ibig sabihin ipinagkasundo mo sa landlord na upahan yung unit para paupahan din sa ibang tenants provided na may additional features kang nilagay sa unit para reasonable na maitaas mo yung rent per month.
2 weeks after ng pagpili ng tenants, ang napili kong tenant ay yung magka-officemates na nagttrabaho sa call center sa Makati area. Isang sakay lang sila ng Jeep or taxi papuntang office at sobrang convenient kasi hindi traffic dun sa lugar. May 11 months na silang nagre-rent ngayon dun sa unit at according sa feedback na narinig ko sa kanila eh ayaw nilang iiwan yung unit dahil sobrang convenient at hindi nila pino-problema yung mga gamit, tahimik ang lugar at wala din silang problema pagdating sa tubig at kuryente. Sa 11 months na Php 2,500 na rent fee ng tenant, lumalabas na meron ng Php 27,500. Kung i-deduct mo yung naging gastos as capital para sa mga gamit na Php 22,000 ay meron na akong 5,500 return on investment plus yung value ng mga gamit na ay isama pa sa return-on-investment. Kung iisipin mo, parang galing lang din sa tenant yung perang ginamit ko pambili ng mga gamit na nasa unit. Ang kelangan lang ay gamitin ang time. Kadalasan kasi iniisip agad natin yung gastos na ilalabas natin pero yung patience o paghihintay para sa return-on-investment ang madalas na-overlooked natin kaya nagiging hesitant tayo para umpisahan yung idea na naiisip natin.
Sa ngayon, dahil dun sa natatanggap kong Php 2,500 per month, malaking tulong na yun para pambayad sa tubig at kuryente na binabayaran namin. Minsan simple lang yung idea kung paano papaikutin yung pera pero nagiging kumplekado kapag sinasamahan natin ng mga maling paniniwala o pinangungunahan natin ng mga doubts. Natutunan ko rin sa book na nabasa ko na dapat huwag tayong matakot na minsan mag-take ng risk kung pinag-aaralan naman natin kung ano yung posibleng maging resulta at kung alam din natin paano kokontrolin yung negative results. Maraming mga popular na businessmen ang nagsasabi na lahat sila ay nagdaan sa maraming failures bago nila nakamit yung tagumpay sa kung anumang business nila. Hindi naman kasi natin masisigurado na sa isang hakbang eh yun ang resulta na gusto natin. Ang mahalaga handa tayo sa magiging resulta ng pinasok nating negosyo at kahit paano may assumption na tayo sa mga maaring mangyari. Katulad ng inumpisahan ko, alam kong posibleng hindi pumatok yung naisip ko na bilihan ng gamit yung unit kasi maliit lang pero bago pa mangyari yun inisip ko na kung paano ba ang gagawin ko kung sakaling walang magka-interest na magrenta dun sa unit? Syempre inisip ko na pwede naman namin gamitin yung 1 double deck, TV at refrigerator pang personal na gamit. Ang mahalaga na-try mo gawin yung idea na tingin mong may magandang resulta. Kung mag-fail man ay di mo pagsisihan kasi handa ka sa resulta.
Minsan malaki din ang role ng mindset ng tao sa kung anong future ang pwedeng dumating. Kung puro negative ang iisipin mo about investing, siguradong wala kang mauumpisahan at lagi ka lang nasa safe area. Meaning, kung ano yung tingin mo alam mo na ang kahihinatnan at kaya mong i-handle ang epekto eh dun ka na lang lagi mag-stay. Pero kung lalakasan mo ang loob mo para i-try ang mga idea na naiisip mong may magandang resulta ay malaki ang difference at possibility na magtagumpay ka. Common kasi sa atin ay takot sa risk, takot na subukan yung mga ideas na tingin nating may mawawala sa atin, mas gusto natin yung anticipated na natin ang mangyayari. Isang halimbawa na lang, yung perang kinikita natin buwan buwan mas gusto natin ilagay na lang sa savings kesa magtry tayong mag-invent ng negosyo. Hindi natin alam na yung perang nilalagay natin sa bangko ay syang ginagamit ng mga may-ari ng bangko para gamitin as investment.
Isang naisip ko nga, kung yung pera kong nakalagay sa bangko ay kumikita lang ng 1%, pero yung mismong bangko na gumagamit ng pera ko ay kayang kumita halimbawa ng around 10% pataas dun sa pera ko, bakit hindi na lang ako ang gumawa ng investment instead na ang bangko ang makinabang sa pera ko? Kung iisipin mo sa 10% na kikitain ng bangko, 1% lang ang napupunta sa akin? Na kung ako yung gagawa ng investment na ginagawa nila para sa pera ko ay ako yung tatanggap ng 10%. Yun ang isa pang bagay na nag-udyok sa akin para mag-aral ng investment ideas at kung anu-ano ang mga investments na pwede ko paglagyan ng perang kinikita ko. Syempre, bago natin pasukin ang investment, dapat alamin natin kung yun bang natatanggap natin monthly income ay sapat para maglaan tayo ng investment amount. Bilang beginner, katulad ng karamihan, halos panggastos lang din sa isang buwan ang kinikita ko pero sa konting halaga na tinatabi ko at naiipon, yun ang ginagamit ko para ilagay sa affordable investments. Dapat alam natin kung magkano ba yung para sa investment na kaya nating mawala if ever na hindi maging maganda ang resulta. Sa atin din nakadepende kung paano natin gagawan ng paraan yung source o panggagalingan ng perang i-invest natin para makatulong pandagdag sa kinikita natin. Mahirap ang umasa lang sa monthly pay check dahil kung isang araw eh hindi mo na kayang magtrabaho eh wala ka nang matatanggap na suweldo, unlike kung meron kang ibang investment na magiging source ng income mo kahit paano ay meron ka pa rin matatanggap at makakatulong sa panggastos mo. Pinoy Self-help Investing No.4, Kasunod lang ng pagkuha ko sa MegaWorld ng 32sqm pre-selling condominium unit sa McKinley Hill, kumuha naman ako ng 96sqm residential lot area sa Asian Land Strategies Corporation. Nalaman ko ang tungkol dito sa Asian Land sa dati kong Officemate na ngayon ay licensed broker na. Na-established ang Asian Land Strategies Corporation nung April 1994 ng small group of entrepreneurs from Bulacan. Nag-umpisa sila from low-to-medium-cost housing na lumawak sa Northern part ng Luzon.
Ang naging unang project nila ay ang Royale Estates, 5.6 hectare low-to-medium-cost na residential subdivision. Kumpleto ang amenities and along Mc Arthur Highway, Bulihan, Malolos, Bulacan ang location. Nung naging successful ang Royale Estates, na-inspire itong mga entrepreneurs na kumuha ng second project at ito yung Casa Royale, 6.7 hectare residential subdivision along Maharlika Highway, Sapang Putol, San Ildefonso, Bulacan noong August 1994.
Dahil sa tuluy-tuloy na successs ng kanilang projects, kumuha na ng mga staff and agents na makakatulong para sa pag-expand ng real-estate industry hanggang nag-start na silang kumuha ng mas malaking project at ito yung Grand Royale I, 8.2 hectare complete medium cost commercial/ residential complex. Ang kinuha kong 96sqm lot residential property ay sa Grand Royale. Ang lot price ay around Php 400,000 . Nagbigay lang ako ng low-down-payment na Php 10,000 and monthly amortization starting from Php Php 2,345. In consideration for the strategic location, nakita kong magandang opportunity ito as investment kasi napakaganda ng lugar, malapit sa university, schools, wet and dry market, church, hospitals, malls at may mga establishments pang tinatayo ngayon malapit sa Malolos Bulacan. Kaya naman noong July 2007, pinuntahan ko agad ang Office ng Asian Land Strategies sa monumento, Pag-IBIG building. Nakipag-negotiate agad ako kung pwede kong makita yung mga available lot area at kung saan ang magandang kunin. Nung araw din na yun, nagset ng tripping yung Vice-President ng Asian Land, Pearl Division at sinama ako dun sa mismong sites, marami silang mga projects like Dream Crest Homes, The Meadows, Casa Royale, Woodlands of Grand Royale, Casa Buena de Pulilan, Royale Estate, Grand Industrial Estate. Ang napili ko ay yung 96sqm residential lot sa Grand Royale, mga 5 minutes walk from Gate 2. Malapit dun ang main road at wet and dry market. Pinili ko yung mas malapit sa gate para hindi mahirap pagdating sa transportation. Bilang starter investor, syempre wala pa naman akong enough na fund para bumili ng sasakyan kaya ang kinuha ko ay yung practical hindi lang sa location kundi pati sa accessibility ng property. Pinoy Self-help Investing No.3, Sa 2 years na hinuhulugan ko itong condominium unit ko sa Stamford 2 Mckinley Hills, as self-help investor natutunan ko kung pano nakikipag-negotiate o deal sa mga property consultants (sila yung pwede mo pagtanungan ng status ng construction, contract related concerns, annual value appreciation, etc.). Actually, may 3 property consultants nang nagpalit-palit humawak ng unit ko. Sa pakikipagkwentuan ko dun sa isang property consultant, may mga quota daw sila or target per month na dapat maibenta dahil kung hindi nila yun ma-meet eh possible na maalis sila or yung tinatawag nilang suspension. Nakakatuwa kasi hindi lang ang natutunan ko ay yung sa paghandle ng transactions ng condominium unit but also yung mga nangyayari na rin in the process.
Sa pagi-invest, kelangan buo ang vision mo at maganda ang mindset mo sa future ng investment. Hindi kasi mawawala dyan na may mga ma-eencounter kang negative people in terms of investing. Like sa mga past experiences ko, may mga nakakausap akong ang sinasabi eh "naku, nakakatakot mag-invest ng pera sa pre-selling kasi di mo alam baka pagdating ng panahon eh hindi matuloy ang pag-construct ng building", kung iisipin mo may point nga naman sya. Paano nga naman kung di matuloy ang pag-construct ng condominium? Syempre, isang risk yan. Pero kung alam mo kung saan ka naglalagay ng investment at pinag-aaralan mo din naman kung yung previous history ba ng developer na pinagbilihan mo eh may mga ganong case? So bakit ka bibili sa ganong developer? Sa case ko, kumuha ako sa Megaworld kasi nakita kong lahat ng projects nila ay talagang tinatapos nila at magaganda ang mga locations, very strategic. In fact, Megaworld ang no. 1 competitor ng Ayala ngayon pagdating sa real-estate projects. So, siguro kung wala akong malinaw na vision para dun sa property na kinuha ko at di ko rin pinag-aaralan yung history ng developer, malamang ginive-up ko na yung condominium at nakinig ako sa negative idea na yun.
Hindi talaga maiaalis sa atin na makaramdam ng kaba o takot kasi unang-una yung ini-invest natin ay yung perang pinaghihirapan natin. Pero kagaya nga nung nabasa kong book ni Bo Sanchez "8 Secrets of the Truly Rich", kelangan alam mo rin pag-aralan hatiin yung income mo kung ilang percent ang dapat nasa investment, ilang percent ang nasa life insurance, ilang percent ang nasa emergency fund at kung ilang percent ang for expenses mo. Pinaka-basic idea pagdating sa pag-control ng pera, dapat hindi lumalampas ang expenses mo against sa income mo. Kadalasan kasi sa mindset natin, pagdating ng sweldo iniisip agad natin i-budget sa mga expenses. Madalas napupunta sa mga bagay na luho at hindi yung talagang kelangan. Andyan na yung may ginagamit pang bag pero bibili ng bago at branded pa, considering na maliit lang ang income kaya kung minsan nagkakautang pa. Isang halimbawa na yan ng maling paghawak ng perang pinaghirapan natin. Sabi nga, hindi naman masamang i-spoil mo yung sarili mo sa mga bagay na talagang gusto mo. Pero dapat alam din natin kung kelan natin i-spoil ang sarili natin at yung tamang timing. Hindi yung marami na nga tayong utang panay pa rin ang bili natin ng mga luho. Ang pinakamagandang gawin, dapat kaya natin disiplinahin ang sarili natin na magtabi ng pera para sa luho kung may sobra sa sweldo at yung patience sa paghihintay kung kelan makaluwag, pero dapat hindi nawawala yung magtatabi tayo ng para sa kinabukasan.
Mahalaga talaga yung alamin natin yung mga priorities, ihiwalay natin sa list yung mga kelangan at yung luho para madali natin ma-identify kung alin yung pwedeng hindi paglaanan ng pera. May kasabihan nga, sa ngayon yung mga nag-iinvest daw nagpapakahirap at yung mga hindi nag-iinvest eh nag-eenjoy. Pero bukas, yung mga nag-invest ang nag-eenjoy at yung mga hindi nag-invest naman ang naghihirap kasi umaasa pa rin sa sweldo. Ako yun ang naging malaking takot ko, magmula nung na-realize ko ang investment, kung lagi lang ako umaasa sa sweldo ko kahit pa sabihin nating bata pa ako at malakas pa para magtrabaho pero kung wala naman akong ginagawa para sa future ko, ibig sabihin hindi malabong kahit 50 years old na ako eh nagttrabaho pa rin ako. Yun ang katotohanan at kita ko nang halimbawa nung nagttrabaho ako sa Japan, kahit mga matatanda na talagang nagttrabaho pa rin. Kung minsan may nakakausap ako at tinatanong, gaano ka na katagal nagttrabaho sa company na yan? May nagsasabi 20 years, 30 years at may umaabot pa ng 40 years. Inisip ko sa sarili ko, kung hindi ako gagawa ng paraan ngayon habang bata pa ako malamang baka matulad din ako sa mga ito. Depende rin kasi sa priority ng isang tao yung kapalaran na napupunta sa kanya eh. Kung ako ang tatanungin, ayokong magtrabaho at umabot ng katandaan ko eh nasa kumpanya pa rin ako. Naiinggit nga ako kapag nakikita ko yung mga businessmen o investors na nag-ttravel lang papunta sa ibang bansa para i-manage ang investments nila. Mas mahaba yung time na nailalaan nila sa pamilya at sa pagbbakasyon para i-enjoy yung bunga ng pinaghirapan nila sa pag-iinvest.
